Minimum Property Information Required to Go Live on OTAs

Before your property can be listed on any Online Travel Agency (OTA) or booking channel through Felix, certain minimum data requirements must be provided. This ensures your property is compliant, professionally presented, and optimised for bookings.

Property Managers (clients) are responsible for providing and uploading to Felix the property data, they are responsible for auditing and updating all property details via the property dashboard. 

Any new properties should be added using the Add Property Form within the Felix dashboard.


Minimum Required Information Per Property

To activate your property across OTAs and other channels, you must submit the following:

1. Photos

  • minimum of 8 high-quality images per property

  • Images must be landscape in orientation, well-lit, and clutter-free.

  • The image size must be between 200KB and 5MB file size and with a minimum resolution of 1280px x 900px.

  • Include photos of: exterior, bedrooms, bathrooms, kitchen, living areas, outdoor spaces, and unique features.

2. Property Content

  • Property Name: Short, distinctive, and reflective of the property’s style or location

  • Summary Description: A 500-character overview highlighting key features

  • Full Description: Detailed breakdown of layout, amenities, and guest experience

  • House Rules: Behaviour expectations, pet policy, smoking, parties, etc.

  • Neighbourhood Description: Local attractions, shops, dining, and transport access

  • Features & Amenities: All included facilities (Wi-Fi, A/C, BBQ, laundry, etc.)

3. Owner & Commercial Details

  • Owner contact information

  • Commission and fee structure

  • Management fee (if applicable)

4. Pricing & Policies

  • Base nightly rate and seasonal pricing if applicable

  • Maximum occupancy and bedding configuration

  • Cancellation policy in line with OTA or direct booking standards

  • Cleaning fee and any additional charges

5. Check-in Details

  • Type of check-in: Self-check-in, lockbox, smart lock, or in-person

  • Check-in and check-out times

Important Note

Felix cannot distribute your listings or make your property live on any OTA until all required fields are completed and submitted via the Add Property Form. Incomplete or missing information may delay your property going live.
