The Felix PMS has different areas for cleaning fees for direct bookings and channels.


For direct bookings via your website, your cleaning fees need to be set up in Settings > Booking Engine > Upsell Items. We try to always use the first line of upsell items as the cleaning fee.


In the first column, choose 'Obligatory Cleaning' to always make the cleaning fee charged for every booking. Enter the cleaning fee amount is the second column. Choose per 'booking', 'one time' for the period and then enter the GST amount for that charge. Finally, enter 'Cleaning fee' in the description. You can ignore the picture.

You will also need to update the cleaning fee in the Booking Content


You do this by entering Settings > Booking Engine > Property Booking Page > Content > Property Description.


Change the cleaning fee to the desired price.



For Airbnb and VRBO/Stayz/HomeAway, cleaning fees are set on the Settings > Channel Manager> Property Content > Room Content page. However, if you have a Price Multiplier set for any of these channels, the cleaning fee will be increased according to the same multiplier.


If you don't want your cleaning fees to be increased by the multiplier, you need to set the cleaning fee in the custom section for each channel. These can be found on the following pages. Please follow the instructions found by clicking on the ? icon next to the custom box on each page.


Airbnb: Settings > Channel Manager > AirBnB > Specific Content


VRBO/Stayz/HomeAway: Settings > Channel Manager > VRBO / Homeaway XML > Specific Room Content


If you ever would like to force push data across to Airbnb, you can do this in Felix under Channel Manager -> Airbnb -> Mapping - > "Update" you need to do this for each property that you've updated content for. Otherwise, content data automatically syncs every 12 - 24 hours (things like photos, descriptions, etc).


To force an update of the new price - Channel Manager > AirBnB > Mapping. "Update".



Booking.com: Cleaning fees are set from Settings > Channel Manager > Booking.com > Specific Property Content in the Custom field (make sure you uplift the cost of the Cleaning Fee by the same percentage as the Multiplier set on the Booking.com mapping page. I.e. if your cleaning fee is $100 and you uplift Booking.com fees by 20%, you want to make sure the amount here is $120). The format in this example would be CLEANINGFEE 120. 


In order for these changes to be reflected on Booking.com, you have to force an update of the new price - Channel Manager > Booking.com > Sync Content. Click on 'Update to Booking.com' in the Property box, tick 'Content' and confirm. As long as no red alerts come up (yellow and green are fine), then the property will be updated. If you want to check, you can login to your BDC admin/extranet and check under the policies section for that property. If for whatever reason the update hasn't succeeded, you can always manually update the cleaning fee here.
